NBC stands for the National Building Code of India — the comprehensive model code, published by the Bureau of Indian Standards (BIS), that sets out the requirements for building construction across the country. It is the single reference behind most local building rules, and the latest edition is NBC 2016.

What the NBC covers

The NBC is a model code in several parts, spanning the whole of building work:

  • Building planning — room sizes, ceiling heights, light and ventilation, means of access.
  • Fire and life safety — the part most people know it for: escape routes, fire resistance, staircases, refuge areas.
  • Structural design — referencing the IS codes (IS 456, IS 875 and others) for loads and materials.
  • Building servicesplumbing, water supply, drainage and electrical systems.
  • Construction practices, maintenance and sustainability.

Many of the standard dimensions on this site — minimum room areas, clear ceiling heights — are NBC provisions.

NBC vs local building bye-laws

The NBC is a model code — it does not automatically have legal force by itself. Each municipal body or development authority adopts it into its own building bye-laws, sometimes with local modifications, and those bye-laws are what your sanction is actually granted under. So the NBC is the national baseline; your local bye-laws are the binding rules for your plot.
